The Number That Decides Whether You Are Cleaning or Damaging
The Interlocking Concrete Pavement Institute puts the working ceiling at 1,500 PSI, above which you risk surface damage or joint sand displacement. Clay brick pavers are more porous than concrete pavers and should be washed at no more than 1,200 PSI.
Now go look at what is available to rent. Consumer and rental gas machines commonly start at 2,700 to 3,200 PSI, which is above the ceiling before you have pulled the trigger. That mismatch is the entire problem. The homeowner is not being careless, they are using the machine they were handed, and nobody at the counter mentioned that the number on the sticker is the number that ruins pavers.
Two things happen when you exceed it. The first is visible immediately: the cement paste at the paver surface erodes and exposes the aggregate underneath, which is why over-washed pavers look chalky, lose color depth, and then get dirty faster afterward, because you just opened the pores. The second is invisible for a month. The joint sand between the pavers blows out, and joint sand is not filler. It is the load transfer mechanism of the entire system. Interlocking pavement works because each unit shares load with its neighbors through those sand-filled joints. Take the sand out and each paver becomes an independent piece of concrete sitting on a base, free to rock, shift, and let weeds through.
If your washer has no pressure regulator, you have three ways to bring it down: back the wand away from the surface, open the fan angle, and use a surface cleaner attachment that distributes the pressure across a rotating bar instead of concentrating it in one jet. All three work, and you should use all three.
Florida Produces Four Stains, and They Need Four Different Chemistries
The most expensive mistake after over-pressuring is using one product on everything. Central Florida generates four distinct staining agents and each responds to a different chemistry, with the wrong choice ranging from useless to permanent damage.
- Algae and mold: Green or black, worst in shade and on the north side of the house, and effectively continuous during the wet season. This is a living organism, not a deposit, so it needs to be killed rather than blasted.
- Iron and rust: Orange to rust brown, usually in fan-shaped arcs that match a sprinkler pattern. Almost always irrigation water carrying iron, which is common on well systems across the region.
- Tannin: Reddish brown to near black, from oak leaves, acorns, pine needles, and Spanish moss sitting wet on the surface. Organic dye, not dirt.
- Oil and grease: Dark, sharp edged, almost always on the driveway under where a vehicle parks. A penetrating stain, which is why surface cleaning does nothing to it.

Set the Machine Up Before You Touch the Pavers
The setup takes five minutes and prevents almost every bad outcome.
- Tip selection: The 40 degree white tip is the default and is safe for most surfaces. The 25 degree green tip should only come out if the 40 is genuinely not doing the work, and it should be used with caution. The 15 degree yellow and the 0 degree red have no business on a paver field.
- Distance: Keep the tip well back from the surface and find your working distance on a hidden section near the garage or behind a planter, not in the middle of the patio. Effective pressure at the surface drops sharply as you back away, which makes distance your cheapest pressure control.
- Never aim at a joint line: This is the single most common mistake in paver washing. Work across the joints at an angle rather than running the jet down them, and drop the pressure or increase the distance as you approach a joint.
- Use a surface cleaner if you can get one: A rotating surface cleaner spreads pressure evenly, eliminates the striping that hand-wanding leaves, and works at a consistent height. It is the single best rental upgrade for this job.
- Overlap your passes: Uneven overlap is what produces the zebra pattern people discover the next morning when the surface dries.
One more sequencing point that most homeowners get backward. Pressure washing alone drives dirt and debris deeper into the pores rather than lifting it out. The correct order is chemistry first, dwell, agitate, then rinse. Washing first and treating second wastes both.
Algae and Mold: Kill It, Do Not Blast It
Algae is the defining Florida paver problem because our wet season runs for months and shaded pavers never fully dry. Pressure alone removes the visible layer and leaves the root structure in the pores, which is why a purely mechanical cleaning looks perfect and is green again within weeks.
There are two workable chemistries and they trade off differently:
- Sodium hypochlorite, ordinary household bleach: Kills organic growth at the root rather than just removing surface dirt, which is what buys you the long interval before it returns. A dilution in the range of one part bleach to four parts water up to one to one covers most residential growth, with the stronger mixes reserved for heavy moss and lichen. The cost is collateral damage, because it is toxic to surrounding vegetation. Pre-wet every plant, shrub and patch of turf near the work area before you start and rinse them thoroughly afterward to dilute the runoff. - Sodium percarbonate, oxygen bleach: Releases oxygen that physically lifts the growth off the surface, without the odor or the toxicity. It is biodegradable, far safer around landscaping, and color-safe on pavers. It is also gentler, which means longer dwell times and more agitation on heavy growth.
The practical recommendation: use oxygen bleach when the pavers border beds, turf, or a pool, and use diluted sodium hypochlorite on isolated driveways with careful pre-wetting and rinsing. Whichever you use, let it dwell. Chemistry needs contact time and almost every failed paver cleaning is actually a dwell time failure, not a product failure.

Rust from Irrigation: Oxalic Acid, Never Muriatic
If you see orange arcs on your driveway or pool deck in a fan shape, that is not rust from a patio chair. That is your sprinkler. Irrigation water in this region frequently carries dissolved iron, and when that overspray lands on concrete the iron oxidizes on and in the surface. It is one of the most common paver complaints on well systems, and it comes back on a schedule because the source runs three times a week.
The correct chemistry is oxalic acid. It reacts with the iron oxide, puts the iron into solution, and rinses away, and it is the same acid commercial laundries use to pull rust out of fabric. A field workflow that works: pre-wet the surface, apply at roughly 100 to 200 square feet per gallon, keep the working area no larger than about 200 square feet so nothing dries on the surface, allow around five minutes of dwell time, agitate stubborn spots with a stiff-bristle brush, and flush thoroughly.
What you should not do is reach for muriatic acid, which is the advice you will get at half the hardware stores in the state. Muriatic etches concrete and can leave a permanent light-colored halo around the area you treated, which means you trade an orange stain for a pale one that will not wash off ever. It also damages colored finishes, attacks nearby metal, and produces genuinely dangerous fumes. The strongest acid does dissolve rust, and it dissolves part of your paver along with it.
Then fix the source, because this is the one stain that is guaranteed to return otherwise. A stain that comes back is telling you there is a continuing supply: a leaking fitting, a rusting steel edge restraint, or iron in the water itself. Adjusting the sprinkler heads so the arc stops short of the hardscape solves most of it for free. Where iron content is high, an inline iron filter on the irrigation line is the permanent answer.
Leaf Tannin: Oxygen Bleach and Patience
Live oak is the signature tree of Central Florida and it is hard on hardscape. Leaves, catkins, and acorns sit wet on a paver surface, and the tannin in them leaches out as a reddish brown dye that soaks into the pores. Pine needles do the same in a narrower line, and Spanish moss holds moisture against the surface long enough to guarantee it.
Tannin is a dye rather than a deposit, so mechanical cleaning underperforms badly here. Oxygen bleach is the right chemistry, and it is also the one that pulls color from the pores rather than lightening the top of it. Mix it warm if you can, apply it, keep the area wet through the dwell, agitate with a stiff brush, and expect to repeat once on an old stain that has been sitting through a full wet season.
The far cheaper version of this problem is prevention. Tannin staining is a function of how long organic material stays wet on the surface. A blower run across the deck once a week during oak drop in late winter and again through the summer storm season prevents most of it, and takes about four minutes. Homeowners who do this almost never call about tannin.
Oil and Grease: A Poultice, Not a Pressure Washer
Motor oil is the one stain where pressure is close to useless, because the stain is not on the surface, it is in the pore structure several millimeters down. Spraying it spreads the edges and drives some of it deeper.
The approach that works is to pull it back out. Fresh spills should be covered immediately with an absorbent, cat litter or a dedicated oil absorbent, and left to draw the liquid up before anything wet touches it. Set stains need a degreaser suited to concrete, worked in with a stiff brush and given real dwell time, usually repeated. On an old stain in a light-colored paver, a poultice, which is a degreasing agent carried in an absorbent paste, left covered for several hours, pulls more out than any amount of scrubbing.
The honest expectation setting: a deep oil stain in a light paver on a driveway that sat for two years is rarely removed to invisible. It is usually reduced to a shadow. When a stain will not come out at all, the final option on a paver driveway is one that a poured concrete slab does not have, which is to lift the two or three affected units and swap them with units taken from an inconspicuous edge or a spare pallet. That repair takes an hour and is the strongest practical argument for keeping leftover pavers from your original install.
Efflorescence Is Not a Stain and Not Your Fault
The white chalky haze that appears on new pavers in the first year is efflorescence, and it is a natural process that occurs with almost all concrete and masonry products. Calcium hydroxide left over from cement hydration migrates to the surface with moisture, reacts with carbon dioxide in the air, and deposits as carbonate. It is not dirt, it is not mold, and it is not an installation defect.
The timing rule that matters: wait 60 to 90 days after installation before applying an efflorescence cleaner, because the process needs to work its way to the surface before you remove it. Cleaning it off at week two simply means doing it again at week ten. Many installations resolve on their own with time and weather.
Efflorescence cleaners are mildly acidic and are formulated specifically for this, which is another reason not to improvise with a strong acid. And note the interaction with color: efflorescence is visible in inverse proportion to how light your paver is, which is why almost every efflorescence complaint comes from a homeowner who chose a dark charcoal or deep red.
The Step Almost Nobody Does: Re-Sanding
Here is what separates a cleaning that helps from a cleaning that starts a slow failure. After you wash a paver field, some joint sand is gone. Even at correct pressure with correct technique, some comes out, and if you were over pressure a lot of it did. Sand that is below the bottom edge of the paver chamfer is sand that is no longer transferring load.
Wherever the sand has dropped below the paver edge, top it up before you do anything else, because a sealer sets the current sand level in place permanently. Sweep new sand into the joints dry, work it in with a broom in multiple directions, and compact or vibrate it down if you have a plate compactor with a pad. Then sweep in more, because the first application always settles.

Cleaning Is the Step Before Sealing, Not a Substitute for It
Cleaning solutions pull dirt out of the pores and open them up, which leaves an ideal surface for a sealer to bond to. That is why the industry order is always clean, re-sand, then seal, and why sealing over a surface that was only pressure washed produces disappointing adhesion.
The waiting periods matter and they stack. On new pavers, wait 60 to 90 days after installation so efflorescence has surfaced and been cleaned off. After re-sanding, wait at least 30 days before sealing to avoid trapping moisture under the film. A Realistic Florida Cleaning Calendar
Central Florida does not have a single cleaning season the way the Northeast does, because there is no winter shutdown and the wet season runs for months. A schedule that actually holds up:
- Weekly, about four minutes: Blow the surface clear. This is the highest-value maintenance in the whole list, because tannin and algae both need organic material sitting wet on the surface to get started.
- Late winter, February to March: Oak drop and pollen season. Blow more often, and rinse the deck rather than letting a pollen mat sit and turn into a film.
- May, before the wet season: The main annual clean. Treat algae, address any rust arcs, and re-sand. Doing it now rather than in October means the deck goes into the rainy months with a killed surface rather than a live one.
- October, after the wet season: Inspect rather than clean. Look for new algae in shaded areas, sunken joints, and any paver that has begun to rock underfoot.
- Every three to five years: Reassess sealing, on the schedule the sealer manufacturer specifies and the exposure your deck actually gets.
Households under heavy oak canopy or with well-fed irrigation hitting the hardscape should treat the May clean as twice a year instead of once. Homes with a screened enclosure and no overhanging trees can stretch it.
When to Hire It Out
Honest version: a small screened patio with light algae is a genuine weekend job, and a homeowner with a rented machine, a surface cleaner attachment, and the discipline to stay under pressure will do fine.
Where it is worth paying is the driveway. Driveways are large, they carry the oil and rust problems rather than just algae, they are the most visible hardscape on the property, and they are the surface where over-pressuring does the most structural harm because they carry vehicle loads through those joints. - Skipping the re-sand: The cleaning looks finished and the failure starts. Top the joints before sealing, because sealer locks the current level in place.
- Sealing too soon after re-sanding: At least 30 days, or you trap moisture and get the cloudy film.
